Chimney Maintenance

We cleaned the moss from this chimney and repaired some hairline cracks in the crown with crown wash. We will soon apply a masonry waterseal treatment, and a proper chimney cap. This is a great example of a homeowner having some minor repairs done, before saturation decay caused real problems, and a more expensive, and in depth repair. Here we are before

SW Portland Chimney Rebuild

This chimney was cracked, loose and crumbling due to extensive saturation decay to the brick masonry cells. During saturation, this chimney has gone through extensive expansion and contraction during freezing temperatures. (These cracks can cause a leak into your home.) The state of this chimney is due to multiple factors, including: lack of a proper chimney cap and a lack of a water seal treatment. This chimney has become heavily saturated and the bricks and mortar joints have been extensively damaged due to the saturation decay. A proper chimney cap is one that shelters and protects the entire masonry crown footprint and all terminations, with a screen to keep our pests and debris. A masonry chimney is a clay porous structure that absorbs water and becomes saturated in the PNW climate. In this saturated state, masonry decay is accelerated. It is regular exterior building maintenance to apply a water sealant to any masonry structure every 10 years. With this water seal application and the recommended repairs, we guarantee no leaking to occur. These shoulders leave the brick exposed, which allows for water intrusion and accelerated saturation decay to the brick masonry cells.

We took this chimney down to the roof line and rebuild using new “Cascade Spice”  brick, built a new crown with a new masonry flue tiles, and supplied and installed new masonry counter flashing. We rebuild these shoulders as well, to prevent further saturation decay.

Without a flue tile liner, this chimney would not withstand heat from a fire. Heat would transfer through the brick cells to a combustible material and eventually ignite. We took this chimney down to the roof line and rebuilt using new “Old Town Red bricks”. Built a new crown with three new 12″x12″ masonry flue tiles. Also supplied and installed new black roof and masonry counter flashing with ice and water shield.

 

After 28 days cure time we will return to the site and water seal this chimney from the top down to the roofline using our industrial grade masonry water seal treatment. At that time we will supply and install a new proper stainless steel chimney cap designed to cover and protect the entire masonry crown footprint and all terminations.

NE Portland Fireplace Remodel

The manufactured fireplace in this home was replaced with a new Majestic SB60 a 36″ wide fireplace with all new chimney venting components, and stainless steel chase cover, new Framing, gas, and power lines were reconfigured per Majestic SB60 installation guide and building code. The fireplace face and raised hearth extension were refaced with granite. Measured, fabricated and installed by Coco’s tile and Marble.  A new Moreland mantel from McCoy Millwork,  some sheet rock patching was required and the shelfs need to tracking to eliminate the unsightly holes. The mantel and book shelf were then be Caulked and painted bringing this remodel to completion.
